Underground Plumbing Under Way

Underground plumbing is almost complete for the next six homes. You can see in the picture that cast iron plumbing is being installed on the three story units the two story units have abs. While the cast iron would seem to be a more solid material the abs is great because it flexes in an earthquake. I've been told the cast iron requirement for structures over three stories is due to the plumbing union uproar when the city was considering approving abs for all residential structures. A compromise was made and the city agreed that any structure over two stories would need iron to keep the plumbers busy. Of course most people will tell you it is for noise, etc..
Notice that portions are wrapped in a white material similar to bubble wrap. This is where it passes through the footing or slab so that after the concrete is poured the plumbing still has some room to move against the concrete.

Excavation Complete for Phase 1

With the foundations excavated and formed the plumbers will come install their underground, then electrical, then we'll pour the footings in about 10 days (hopefully).

Six More on the Way

Excavation has begun on the next six homes. This will complete phase 1 with a total of 8 homes, at least one of each of our 5 floor plans will be part of this phase.

Unit 1 Almost Completely Covered

Framers laid down the plywood for the third floor floor. They also removed the beam and continued covering the walls and windows on the second floor.

Future Inspectors of America

Framers cleaned up the site a bit, finished laying out the joist for the third floor-floor on unit 7 and put up the second floor shear walls.

Inspector Trainees also stopped by the site today, for the second time.

Roof on lot 1!

Issues: Decided to go with one beam instead of two for the beam in the dining room on lot 7.

Framers finished first floor stairs on lot 7. They also began laying down the joists on lot 7, and almost finished putting down the roof on lot 1.

Lot 1 Roof Started!

Workers:5 Framers, 2 Plumber
Time:Framers 7-4, Plumbers 7-12
Issues: Framers misplaced a drag, so they cut one they weren't supposed to cut.

Framers finished raising lot 7 second floor walls. Ready for beam placement. They also almost finished nailing down the joist on lot 1. Plumbers came out today to place the risers on lot 1. One of the piped landed in a cove light joist bay, so it had to be moved one bay over. It was in that bay because of the kitchen sink above.

Almost finished lot 1 Second Floor Walls. Also framers marked 2nd floor walls for lot 7, and raised a few of those walls.

Second Floor Walls

Issues: None

No work on lot 7. City inspector stopped by today, checked out the nailing. Framers finished stairs on lot 1. Also on lot 1 they marked the walls, doors and windows and put up half the walls.

Lot 7 Second Floor Deck Finished

Issues: None

Framers nailed the first floor shear panels and finished the second floor deck on unit 7. They also began making the first floor stair on unit 1.

Lot 7 2nd Floor Deck Started

Workers: 7 framers.
Time: 7am - 4pm
Issues: Cut Beam over laundry room in half. Stair Headers in the wrong place.

Framers did not work on lot 1 today. They all worked on lot 7, they put up the beams and laid down the joists. 2nd Floor deck about 50% completed.

Lot 1 Second Floor Deck Finished

The second floor deck for lot 1 was finished today. The shear walls were put up as well. Also some of lot 7's 2nd floor beams were installed.

Lot 1 Floor Joist Finished!

Workers: 7 framers, including 3 new guys.
Time: 7am - 4pm
Issues: Framer mistakenly cut 2x12x20' piece of lumber and used it where it didn't belong.

Framers finished installing first floor joist (Lot 1, A) and began nailing down the flooring and the shear panels. They also completed the first floor walls on unit 7 (C).
